Start with decision questions, then collect only the evidence that can answer them.

  1. Which entrances, exits and crossings concentrate daily repeat journeys?
  2. Does the catchment mix homes, offices, schools, transport and late-hour activity?
  3. Are nearby stores direct substitutes, complementary anchors or hidden behind access barriers?

Questions people ask before choosing a site

Does a high POI count mean the site will be profitable?

No. POIs are demand and competition proxies. Revenue still depends on rent, frontage, product, price, operations and observed footfall.

Why use a walking catchment instead of a circle?

A street network reflects crossings, barriers and actual paths. A simple radius treats blocked and accessible places as equally close.

Can a 15-minute catchment be too large for a convenience store?

Often yes. Compare 5 and 10-minute networks first because convenience demand is highly route-sensitive. Use 15 minutes for context, not as the only trade area.
