A gym depends on repeat access, not one-time visibility. The useful catchment changes by format, opening hours, price and whether members travel from home or work.

Start with decision questions, then collect only the evidence that can answer them.

  1. Does the area support morning, lunch and evening visits from homes and workplaces?
  2. How do full-service gyms, studios and community facilities divide the market?
  3. Can the premises support floor loading, noise control, showers, ventilation and late access?

Questions people ask before choosing a site

Does a high POI count mean the site will be profitable?

No. POIs are demand and competition proxies. Revenue still depends on rent, frontage, product, price, operations and observed footfall.

Why use a walking catchment instead of a circle?

A street network reflects crossings, barriers and actual paths. A simple radius treats blocked and accessible places as equally close.

Is the nearest metro station always the best gym location?

No. Metro access helps, but rent, residential retention, independent access, usable floor area and nearby substitutes can matter more for a recurring membership business.
